Providing objective, independent and unbiased house inspections. We thoroughly examine the electrical, heating and cooling systems, plumbing, attic, roof surface, insulation, structure, and foundation. Each home inspection comes with a 1-hour "walk-through" with the client plus a report that is a written narrative which is not overly technical and easy to understand. Digital copy of all photos.

That walk-through matters. It is the part of the job that does not show up in the report, the part where the client gets to ask the difficult questions in plain language and hear the answer in plain language. The narrative report follows, and the photographs travel home with the file.

Off the job site, Smith volunteered on the ASTTBC Property Inspectors Certification Board from 2017 to 2021, served on its Practice and Audit Review committee until 2024, and is now a director of TechPro BC. She has provided materials as an expert witness in court, is a member of the Building Officials Association of BC, and has performed third-party inspections for the Mike Holmes Group's Holmes Approved Homes program.

Residential · The Home File

Commercial · The Mixed-Use File

As a Certified Technician - Building Engineering Tracy is qualified to do up to 8 single level commercial units, store front retail strip mall units, multi-unit buildings with 3 businesses on bottom and 3 residential units on top, multi-unit house conversions or apartment complex/buildings. Each commercial inspection provides a 2-hour 'walk-through' with client plus written report and all photos.

The two-hour commercial walk-through reflects the simple fact that commercial buildings have more systems, more tenants and more questions. The deliverable still arrives in the same form, with the same photographs, written in the same plain narrative.

The Standard, Either Way

A rancher on the North Shore and a strip mall in Sahali get the same framework: walk every system, photograph what matters, narrate the findings, and sit down with the client at the end.

Reports are written in a plain narrative, not a checklist of red flags. Photographs are delivered in full so the client keeps a record of the building on the day it was seen.

Airtightness testing and energy modelling for the residential buildings being framed right now across the Thompson-Nicola.

Part 3 - New Residential Buildings on-site airtightness testing and Part 9 - New Residential Buildings energy modelling and airtightness testing. These services are needed to demonstrate compliance under BC Energy Step Code for both Part 3 and Part 9 residential buildings. Energy Advisors are registered with Natural Resources Canada and licensed through a Service Organization.

Tracy is an Energy Advisor registered with Natural Resources Canada through the licensed Service Organization Home Tech Energy Solutions, which means the modelling, the field testing and the compliance paperwork are handled end to end.
